Frequently Asked Questions
Do I have to enter reservations manually?
No. Reservations are synced automatically via iCal (Booking, Airbnb). If an owner gets a direct booking, they enter it in their portal and "hand it over" to your agency with one click. On the Pro plan, cleaning and check-in tasks are then generated automatically.
Who is behind the app? Will you steal my clients?
Absolutely not. We are software developers, not a competing agency. Your data is strictly separated and secure. FalcoNest was born from our own frustration—when we bought an apartment in Spain, we had no idea what was happening with it from afar. We built this tool so agencies can operate more professionally and earn owners' full trust.
Are there any hidden fees?
No, pricing is transparent. We charge a monthly fee per actively managed apartment according to the plan you choose (Start €10, Pro €15, Business €22, excl. VAT). Users and owners get free access. Check-in and SES Hospedajes is an optional add-on (+ €8.95 per apartment per month). SMS and AI usage beyond fair use is billed at actual cost.
Does the staff app work without internet?
Yes. Tasks show even without a signal (for example in a basement or corridor) and data is sent automatically once the phone is back online.
Which booking portals does the system connect to?
Reservations are synced via iCal, so it works with Booking, Airbnb and other channels that offer iCal export. Direct bookings are entered by the owner in their portal.
